Hey there! It's James' Story time!

This is how I learned a valuable lesson, the moment that it got seared into my brain…

Once upon a time, there was a humble junior 1-bedroom on Russian Hill in San Francisco.

The listing agent didn’t want to hold it open, so I volunteered to hold it open.

Now, the agent hadn’t done anything to advertise the property: no staging, no photos, no brochures, not even a flier – nothing.

The expectation for the open house was low turnout and even lower impact.

But then, this guy comes in with a friend.

Turns out, his friend is an 1988 Olympic, gold medal-winning figure skater, who lived in a considerably nicer home just a few blocks away.

He was there helping his buddy house-hunt.

Right there, in that under-marketed open house, I had my "aha" moment.

What opportunities was the listing agent missing out on by refusing to treat all properties like luxury listings?

A $5 million homeowner could have been impressed by the marketing of a junior 1-bedroom.

That’s when I decided to adopt the mindset that has become my mantra ever since, which I implore you to take as your own too:

"I will do as much to market a lower-priced listing as I will a higher-priced one."

I stress to my clients now: Your listings are your retail space.

Each one, regardless of price, is a chance to showcase your expertise, your commitment to quality, and your ability to sell homes.

You never know who is going to walk through the door of your open house. And you don't know who everyone knows in this world.

Referrals come from unlikely sources quite often.

They come to you, looking for the best, and that's exactly what you need to show them.

Every open house could usher in your next big client or referral.

Sometimes, it's the smaller listings that lead to bigger, more lucrative opportunities down the line.

Investing in your property marketing isn’t just about selling that one house; it's about building your reputation, proving your mettle, and setting up for future success.

Remember, every open house is a golden opportunity, no matter the size or price.

Market each property as if it's your ticket to the luxury league…

…Because it just might be.
